Why consider an auction for your property?
Because an auction is more than the moment bids are placed. It is a method of marketing designed to build a market for your property. We identify the buyers most likely to value it, create a campaign that makes it stand out, and bring interested buyers toward a defined sale date. That date builds excitement and anticipation while giving buyers a reason to do their homework and make a decision.
When buyers are ready to compete, you can see what they are willing to pay under the sale terms established in advance. For a farm, ranch, acreage, unique home, commercial property, or other property with several potential uses, that competition can be especially valuable.
What will we do that an MLS listing alone does not?
Joe handles the traditional real estate side. As an Oregon real estate professional with Root & Branch Realty Group, he guides the listing, MLS exposure, property-specific real estate marketing, buyer communication, offers, and the real estate transaction.
Romey builds the custom auction campaign. Western Auction Solutions develops creative marketing specific to your property and the people most likely to buy it. Depending on the property, that can include auction platforms, direct outreach, targeted digital and print advertising, specialized buyer contacts, and marketing across relevant North American markets. We travel and take the story of the property to the buyers who should hear it.
The goal is to do more than create views or clicks. It is to produce qualified bidders who understand the opportunity and are prepared to participate. Your property receives the benefit of Joe’s traditional real estate marketing and Romey’s concentrated auction marketing.
How do interested buyers become bidders?
A serious buyer needs time, information, and a clear path to participate. We communicate the property details, the auction format, the bidding requirements, and the sale terms ahead of the event. Prospective bidders register and meet the requirements established for that sale. Where financing is involved, we help buyers work with their lenders in advance so they can be ready to bid. The requirements may include proof of funds, a deposit, or lender documentation, depending on the sale.
That preparation matters. A strong campaign creates attention; an organized process helps turn that attention into real participation.
What control do you have over the sale?
Before marketing begins, you, Joe, and Romey establish responsibilities, the marketing schedule, bidder requirements, auction format, and proposed sale terms. We discuss the property’s condition, due diligence period, deposit, closing schedule, and whether a reserve or seller confirmation is appropriate. You know the proposed process before buyers are invited to bid.
A property may also have a posted Buy Now price before auction day if that option fits your goals. This gives a ready buyer an opportunity to purchase under the stated terms before bidding begins. If the property remains available, the auction proceeds as planned.
Can you sell equipment or other property at the same time?
Yes. If the sale includes farm or ranch equipment, vehicles, business assets, or other personal property, Romey can plan those sales alongside the real estate. This can help you market the full opportunity to buyers and coordinate a transition with fewer moving parts. Joe handles the Oregon real estate representation, while Western Auction Solutions handles the auction services and related asset sales.
Is an auction right for every property?
The recommendation depends on your property, your goals, the likely buyer groups, and the time available to run a strong campaign. Joe and Romey will talk through the options with you and recommend the approach that fits the sale. If a traditional listing makes more sense, the recommendation will reflect that.
